SandyBlue is the leading ‘villa rental’ specialist in the Algarve focusing on luxury properties in the Golden Triangle. Maintaining properties and putting them on the villa rental map has always been at the forefront of our success. We are now expanding our team to continue to further improve our property portfolio and attract new guests to the Algarve.

About the role

As a Property Manager, you are responsible for ensuring that all the properties in your portfolio are maintained to the best of standards. Given that SandyBlue’s overall mission is to ensure the provision of a high-quality service that delights our clients and exceeds their expectations, in this position you are required to maintain an exceptional customer focus towards both owners and guests.   • Clear understanding of the company objectives and how your effort contributes to this
  • Be an ambassador for SandyBlue by maintaining properties to a 6-star standard all year round and ensuring that quality standards are being maintained daily
  • Maintain a positive and productive relationship with villa owners and keeping them up do date regarding their properties
  • Ensure that the interiors and exteriors of the properties are always maintained to a very high standard
  • Conduct thorough pre-arrival and exit inspections. Identify and arrange seasonal and preventive maintenance works, dealing with third part suppliers efficiently should changes be needed
  • Prepare end of year inventory and reports with recommendations for improvement that would enhance sales opportunities

About you

This role requires a first-class communicator, who is passionate about the villa rental space and providing owners with a service they won’t forget.

  • Demonstrate high-end design skills sensibilities, anticipating owner preferences in fixtures and fittings and making regular upgrade recommendations as required

  • A problem solver who looks for a solution – from evaluating potential property improvements to handling complaints with a levelheaded approach
  • An exceptional eye for detail to identify potential property hazards or furniture improvements
  • Demonstrate a commercial attitude, being able to identify and approach potential owners
  • Keeps up to date with travel trends and guest feedback to relay back to property owners
  • Have client satisfaction at the forefront of everything you do
  • Flexible scheduling with availability to work overtime and weekends as needed. A 24/7 mentality
  • Fluent in English and Portuguese and highly effective oral and written communication skills
  • Other languages beneficial
  • Valid Driver’s license

Property Manager’s main functions:

  • Assurance of quality operation within specified time and cost (VRS)
  • He/She has to see quality, quantity, efficiency and effectiveness all at a time
  • Constant watch over safety conditions and take actions to avoid accidents
  • He/She creates all the necessary manuals for his/her properties to avoid damages by using incorrect products and equipment
  • He/She pays his/her best attention on good maintenance of furniture, materials, equipment in the houses of our clients
  • He/She liases with other relevant departments and keeps them up to date with the most detailed information regarding the property, including any damages that could affect guests’ stay, building works, decor updates He/She performs regular checks to make sure thet the property listing reflects an actual state of the property and if not, requests a new photoshoot if required
  • Inspecting his/her villas routinely and regularly to uncover hazards
  • He/She has to fill VRS report with all the necessary information, performance report, inspection report and other records required
